Mirka Investments has been BUILDLAB’s most consistent affordable housing client. Across three completed and active projects in San Diego County, the partnership has delivered measurable financial outcomes alongside the design and coordination scope.
Vista Lane I — San Ysidro, completed
A 167-unit affordable development. BUILDLAB served as full technology partner, managing pre-construction planning through operations handoff. Notable outcomes: $50,100 in ISP door fees with 8% profit sharing, $36,480 in microduct material savings via ISP-furnished negotiation, and a design correction on door hardware that avoided a costly building department resubmission.
El Camino Real I — Oceanside, under construction
111 units. BUILDLAB delivered the same full-scope role: $33,300 in door fees, 8% profit sharing, $42,980 in fiber and SMC panel savings, plus a $4,840 DAS/ERCCS survey savings versus engaging a separate specialty vendor.
Mirka Tower — Downtown San Diego, under construction
A 318-unit mixed-income tower — Mirka Investments’ largest deal to date. BUILDLAB is embedded as technology lead. The ISP negotiation alone secured $111,300 in door fees with 8% profit sharing — the largest single ISP outcome to date — alongside $88,880 in fiber and SMC savings.
